Rhijngeest / De Limes
Medio 2027, a large student complex will be completed in the new neighborhood of Nieuw-Rhijngeest, near the Leiden Bio Science Park: De Limes. The building will feature 285 apartments based on DUWO's latest living concept: the STING.
The Apartments
The 285 apartments are small, self-contained studios of approximately 18 m², divided into 27 living groups. Each group will have a 40 m² communal space with a kitchen and dining table. This design combines the advantages of independent living (a private entrance, kitchen, and bathroom) with the social benefits of group living. Additionally, having a self-contained apartment makes residents eligible for housing allowance.
The building itself consists of a thirteen-story tower connected to two lower blocks of four stories each. On the ground floor, there will also be a large 125 m² common room for shared activities.
Sustainable Living
The complex will feature an all-electric energy system. Underfloor heating will be provided by air-to-water heat pumps, and a central ventilation system will ensure heat recovery, cooling, and heating. These measures will result in an extremely energy-efficient building with an A++ energy label.
The surrounding area will also prioritize greenery and sustainability, with a parking lot designed to include a rain garden planted with purifying vegetation to filter rainwater.
Green and Waterside Location
The new neighborhood of Nieuw-Rhijngeest boasts a scenic location along the Binnenrijn River, surrounded by greenery and water. The area includes the nearby Park Landskroon, a marina for small boats, and new walking and cycling routes through the Bio Science Park. These routes provide quick access to Leiden Station and university facilities in the Bio Science Park.
In total, the neighborhood will feature 800 homes, 500 of which will cater to other demographics. The area's natural landscape will be preserved during construction, allowing residents to enjoy walks along the green Rijn riverbanks.
Design and Construction
The complex was designed by Klunder Architecten, who also designed the nearby Kolffpad. Construction has started in the spring of 2025, with completion expected in 2027.
Amenities
For social interaction and gatherings, there will be two common rooms: a partially covered outdoor area of over 300 m² and an indoor space of 85 m². Both spaces will be designed by an interior designer. Additionally, the building will have an indoor bike storage area and a laundry room.
Applying for Housing
As with other DUWO properties, applicants must be full-time students and sign a campus contract, meaning they must vacate the apartment within six months of graduating. Housing allowance is available for students aged 18 and over.
