't Kwartier

The units

The majority of the 139 units in the ‘t Kwartier complex are studios. There are also two studettes (small studios) and five one-bedroom apartments. All of the units are self-contained. So you will have a private kitchen, bathroom and toilet. The studios are 24 m2, the one-bedroom apartments are 37.5 m2 and the studettes are 19.5 and 22 m2. For most units, after deducting the housing benefit, you will pay rent of €315 per month (see below for further specifications). The building has a total of six storeys.

Facilities

The complex has a bicycle storage area, a laundry room, a common area and a lift.

The surroundings

The ‘t Kwartier complex is located on Scheepvaartstraat Street and has an exceptionally favourable location in the Havenkwartier area. The Saxion University of Applied Sciences is less than ten minutes’ walking distance away, the station is about 15 minutes and the bus stop is just 100 metres away.
The Havenkwartier area is a fun and cosy place to live. The area was originally built 100 years ago as an inland harbour, but in recent years it has been undergoing redevelopment, allowing it to become a trendy hotspot with a lot of interesting things going on. The former harbour buildings accommodate creative entrepreneurs and a busy food court, and there’s plenty to do in terms of art, culture, cafés and hotel and catering establishments. Larger public events often take place in the neighbourhood including music festivals, markets and workshops, all while the port is still being used for shipping. The site includes a lot of industrial heritage, and the students’ complex was designed by Te Kiefte Architects to take this into account.

Sustainability

Living in the ‘t Kwartier complex is extremely sustainable. The building is already fully prepared for the coming energy transition, which must ensure the Netherlands is low-carbon in 2050, and whereby the use of gas is traded for sustainable energy. Solar panels have been installed on the building’s roof to generate sustainable electricity and heat pumps are to generate sustainable heat for both heating and hot tap water. As a tenant, you will cook using sustainable electricity. The heating of the interior spaces and tap water is also gas-free. Rooms and hallways are heated and cooled with so-called “concrete-core activation”. This is a special heating system in which low-temperature water is pumped through pipes in the concrete floors. Energy-efficient LED lights will be used for the lighting. Thanks to all of these sustainable facilities, the new student apartment block will be virtually CO2 neutral and, upon completion, will have energy index A.

Contract and rental prices

To be able to rent these homes, you must be following a full-time study programme. At DUWO, you receive a campus contract (which means that you must leave your student home six months after your graduation).
Housing benefits are possible for all units in the Havenkwartier complex. This can be requested for the studios and studettes from the age of 18 years. Housing benefits for the one-bedroom flats are available from 23 years of age.
