Camden Town/Hyde Park

A large new DUWO complex with 563 student homes is being built in the Hyde Park district of Hoofddorp: Camden Town. Construction started in June 2023. The complex is being built by external developers, but was purchased by DUWO. Construction is taking place entirely in accordance with the DUWO program of requirements for student housing.

The houses

Student housing in Camden Town is becoming very diverse. In five contiguous residential blocks, each of which functions as a separate large student house, approximately all types of student housing used by DUWO can be found: studettes (small studios), two types of more spacious studios, stings (independent houses in a group) and PhD housing. They vary in surface area from over 20 to over 32 m2. They are all independent homes, with their own kitchen, bathroom and toilet.

The newest type, the sting, is being built here for the first time. The sting has been specially developed as an intermediate form between a student house and an independent home. This means you have an independent living space with your own kitchenette, bathroom and toilet, but you share a communal, larger kitchen and a living room with a group of residents. Cozy and good for social contacts. For example, you can easily cook and eat together with your group of housemates. Because stings are considered independent homes, you can receive housing allowance for them, which is not possible for a room in a student house or complex (non-self-contained).

The distribution of the houses is as follows:

  • 107 stings with an area of ​​20.6 m2
  • 262 studettes of 20.9 m2
  • 62 studios of 24.4 m2
  • 16 studios of 27.7 m2
  • 116 PhD homes of 32.5 m2.

Services

The five houses will have common rooms, study space, a launderette and bicycle sheds.
You can also chill out (with everyone from the five houses) in the shared courtyard, designed by the landscape architects of LOLA from Rotterdam.

Environment

You will live in Beukenhorst-West, a former office district between Hoofddorp Center and the local railway station. The district is currently being redeveloped into Hyde Park, a modern large residential area that will eventually house 3,800 varied homes. Camden Town is in one of its sub-plans.

In addition to homes in many different architectural styles, the new district will have intimate squares, beautiful outdoor spaces and courtyard gardens and wide boulevards with restaurants and shops. The area borders a beautiful city park, but is also provided with a lot of greenery.

The center of Amsterdam, Schiphol and the Zuidas are quickly accessible thanks to the nearby NS station.

Sustainability

The homes receive energy label A+++. The heat supply comes from a central WKO installation.

Design and construction

Camden Town was designed by Vakwerk Architecten from Delft, with a special approach: the complex consists of five independent houses, each with its own identity. Each house has its own appearance, use of materials and its own access. They are designed in such a way that students do not live anonymously in a massive housing block, but on a more socially human scale, which makes it possible to really get to know neighbors and other inmates. The architect himself calls it 'the coolest place to live for students in Hoofddorp'.

The project was purchased from the Hyde Park development combination (Snippe Projecten BV and BPD | Bouwfonds Gebiedsontwikkeling). The construction will be carried out by Dura Vermeer Bouw Midden West and will take approximately 2.5 years. Delivery is expected in 2025.

Contract and rental prices

DUWO rents out its student housing with the legally applicable campus contract, which means that you must move to other accommodation six months after graduation.

The rental prices range from 428 euros (for the stings and studettes) to 707 euros (for the PhD homes). This concerns the rental prices without deduction of rental allowance. You can apply for housing allowance for most of the homes if you are under 23 years old. This means that net rental prices will be even considerably lower. Please note: the rental prices mentioned are calculated at the start of the project. They can still change.

Respond to housing offers

It is not yet possible to respond to these homes. The student homes will be offered two months before delivery on the ROOM supply platform. From that moment you can respond.

Question: why don't you build these student homes in Amsterdam, where most educational institutions are located?

Answer: There is a huge room shortage in Amsterdam, but there is not much room to build new student housing. That is why DUWO also tries to build in the region, as close as possible to good transport options. Hoofddorp is part of the Amsterdam Metropolitan Region and is not far from the capital. This makes it well suited to build new student housing for students from Amsterdam educational institutions.
