A new student complex has been completed at Balthasar van Polweg in 2024: Balthasar van der Pol No. 4. In the same street, at the southern edge of the TU campus, there are already three student complexes from DUWO: two towers completed in 1997 and a large student apartment building from 2011, better known as BalPol III. With the construction of Balthasar van der Pol 4, a fourth complex has now been added. The building is located on the site of the former parking lot between BalPol III and the student complex Korvezeestraat.

In fact, the plans and design for the new building were made as early as 2012. However, administrative, bureaucratic, and environmental obstacles caused significant delays. In 2023, the municipality gave the green light for the new construction, and a building permit was issued.

The Apartments

BalPol 4 consists of 136 apartments, all independent studios (with their own front door, kitchen, and bathroom). They are approximately 28 m² in size.

Amenities

To facilitate socializing with fellow students, there are two common rooms. The largest one, spanning over 300 m², is a partially covered outdoor communal space. Inside, there is another common room of 85 m². An interior designer has been engaged for the furnishings of both spaces. Additionally, the building features an indoor bicycle storage area, a laundry room, and an internal space for waste collection.

Surroundings

Living on Balthasar van der Polweg North means being situated on the vibrant TU Delft campus. The green, park-like campus spans 161 hectares, making it larger than the city center of Delft and one of the largest in Europe. When fully staffed, around 27,000 people work on the campus, including students, researchers, university staff, and employees from the many (technical and scientific) companies located there.

The new student complex is situated on the southern side of the campus, making all faculties and other TU buildings easily accessible. The buildings of The Hague University of Applied Sciences and Inholland University of Applied Sciences are also nearby. By bike, it takes 4 minutes to reach Delft Campus Station and 7 minutes to get to the charming city center of Delft. For sports enthusiasts, the TU Sports Center, which includes student sports associations, is just a stone's throw away. Additionally, a tram line (line 19) began operating on the TU campus at the end of 2023.

Sustainability

Balthasar van der Pol 4 features a green roof for increased biodiversity and effective drainage. To accommodate the two types of pipistrelle bats that are present in the area, the facade of the complex is equipped with nesting boxes.

Design and Construction

The design for the building was created by the architects at Studio Ninedots from Amsterdam. The complex was modularly constructed by contractor Daiwa House Modular Europe from Montfoort, which specializes in this type of construction. In May 2023, the landowner, the Technical University of Delft, began preparing the site for construction. Contractor Daiwa House Modular Europe started building at the end of August 2023, and the building was completed in September 2024.

Contract and Rent Prices

To rent an apartment in Balthasar van der Pol 4, you must be enrolled in a full-time study program. At DUWO, you receive a campus contract (which means you must vacate your student accommodation six months after graduation). Rental assistance is available for tenants from the age of 18.
